From Vision to Reality
Developers see many things when analyzing a piece of land; we envision the layout, the flow, the impact on the community, the convenience to the commuters and surrounding population, and the benefits for end-users. This process reveals that our vision and what becomes a reality is heavily dependent on specific feedback we collect from the local entrepreneurs and national groups we work with.
EVER on 97 was no exception. The 2.02-acres site is situated in the busy Papaschase Industrial trade area; the commercial zone is well established with aging inventory and great access to both the Calgary-Gateway corridor and Whitemud Drive.
After conducting our internal area and market analysis, our first market test was with the team at RE/MAX Excellence Commercial Division. As our sister company, the Commercial Division often receives first-hand details on EVER RED development projects and can give feedback based on their client needs and what they’re seeing in the market. Initial feedback from the Team echoed our plans to develop a commercial condominium project, with the flexibility to lease, with some changes to the initial site layout, including more of a focus on retail and professionals, rather than semi-industrial.
The second market test saw us engage with long-term industry partners and select business owners to further gauge interest and best use for this corner site, and eventually reduce the size of the second floor.
In March 2022, we launched the development exclusively to tradeshow participants at ICSC Whistler 2022. The convention was attended by over 1,500 commercial real estate professionals focused primarily on retail, as well as other franchises. Keen interest in a variety of franchises for this site contributed to the finalization of a site layout featuring an anchor drive-thru, main-level retail, second-level professional space, and daycare business.
With the site plan and detailed design finalized, the EVER on 97 detailed construction drawings are currently underway, and we anticipate receiving the development permit and starting construction later this summer, with completion estimated to be Q3 2023.
As part of the development, the two existing structures will be demolished over the next month or so, which is being carefully supervised by our Project Manager to repurpose any building and interior elements and reduce waste during demolition.
